HOM-01 is a modern take on the classic Hudson Valley barn. The form is simple and honest: a tight rectangular plan under a steep gabled metal roof, clad in vertical cedar with a fieldstone chimney rising through the ridge. Big windows and a covered deck push the living space out into the landscape, so the meadows and hills feel less like a view and more like part of the room. It's the kind of house that looks like it belongs exactly where it's sitting.
Inside, everything opens up. The kitchen, dining, and living areas flow together under a vaulted wood ceiling, anchored by a stone fireplace that earns its place as the center of the home. The materials are natural and unpretentious: shiplap walls, wide-plank floors, hand-laid tile in the bath. The bedroom wing stays compact so the shared spaces can breathe, and the office sits at the gable end where the light is best and the view goes on forever. Yes! All of our plans are designed to meet International Building Code (IBC) standards and are designed to New York State requirements. Every state and local jurisdiction has its own set of building code requirements, so check with your town's building department to ensure you meet all requirements before starting construction.
Laws and regulations regarding design professional stamps vary by state. Most states require a licensed Structural Engineer to stamp all residential plans. Please contact your local building department for guidance, or contact hello@offsite.camp with any questions.
This varies widely by the modifications needed. Simple changes such as finishes, fixtures or appliances may take a few days, while anything that may affect building code may take several weeks. Once we review your needs, we can provide an accurate timeline and pricing for the changes requested.
Our concept plans are designed to give you everything you need to get started on your homebuilding journey without a significant commitment to a plan. We find that it is often too early to commit to a full construction set without receiving bids from contractors, information from the building department, etc. The six pages included in the concept sets will give you everything you need to ensure that this is the right design for you, and determine if any modifications are necessary. If you decide to move forward and purchase a full construction set, you will receive build-ready plans that include all of the details, specifications and information required for construction. Your concept plan purchase will be credited towards the full set.
Please note that none of our plans include structural drawings or stamps, and a structural engineer may be required for building permits. We have a network of vetted engineers and can help you with this process.
