ABOUT THE PLANS

WHAT'S INCLUDED

This is a concept plan: a professional design document set built to help you understand the design fully, share it with a contractor for a rough cost estimate, and decide with confidence whether to move forward to a full construction set.

Every concept plan includes a 6-sheet PDF and three supplementary documents, delivered as a single download.

The 6-Sheet Design Set

  • Cover + Project Summary — Hero rendering, key specs (square footage, bedrooms, bathrooms, structure type, foundation options), and a one-paragraph design narrative

  • Floor Plan(s) — Fully dimensioned at scale, with all rooms labeled and furniture shown. Multi-story designs include one sheet per level.

  • Exterior Elevations — All four sides with overall heights, roof pitch, and material callouts

  • Building Sections — 1–2 sections through the primary living space showing ceiling heights and spatial relationships

  • Materials + Finish Palette — Exterior and interior finish direction with specific product references where applicable

  • Systems Design Overview — All-electric mechanical strategy: hydronic hot water baseboard heat (primary), ductless mini-split cooling and backup heat, HRV fresh air ventilation. Solar-ready electrical panel sizing and roof orientation noted. No ductwork. Designed for efficient operation on or off the grid.

Supplementary Documents

  • Build Cost Estimate Range — Rough order-of-magnitude cost breakdown by category (foundation, structure, interior, mechanical). Actual costs vary by region, contractor, and finish level.

  • Site Requirements Checklist — Minimum lot size, setback guidance, utility requirements, and questions to ask your building department

  • Path to Full Construction Set — What the full set adds, what it costs, and how to get started

What's Not Included

This is a design document, not a permit-ready construction package. It is intended for hiring a contractor, not DIY building.

  • No structural calculations or engineering stamps

  • No mechanical, electrical, or plumbing (MEP) drawings

  • No window or door schedules

  • No permit-ready documents

  • No CAD or editable source files

The full construction set, which includes everything needed to permit and build, starts at $950 for cabins and $1,995 for homes. Contact hello@offsite.camp after purchase to discuss.

CUSTOMIZATION

Customization is available on all of our designs. We bill hourly for modifications and provide an estimate after a short consultation call. Full custom design packages for cabins and homes are also available.

Email hello@offsite.camp to get started or to set up a call.

AFTER PURCHASE

After purchase, you will receive an email with your concept plan PDF. The package includes the 6-sheet design document and three supplementary documents in a single download.

When you are ready to move to construction, the full set adds structural drawings, MEP engineering, permit-ready documents, window and door schedules, and a detailed specification package. Reply to your purchase confirmation or contact hello@offsite.camp to start that conversation.

It's all in the details.

Our plan sets include all the detail assemblies you'll need to properly execute your build. These are beautiful and well thought through details that make sure the architecture embodies the vision.

  • Yes! All of our plans are designed to meet International Building Code (IBC) standards and are designed to New York State requirements. Every state and local jurisdiction has its own set of building code requirements, so check with your town's building department to ensure you meet all requirements before starting construction.

  • Laws and regulations regarding design professional stamps vary by state. Most states require a licensed Structural Engineer to stamp all residential plans. Please contact your local building department for guidance, or contact hello@offsite.camp with any questions.

  • This varies widely by the modifications needed. Simple changes such as finishes, fixtures or appliances may take a few days, while anything that may affect building code may take several weeks. Once we review your needs, we can provide an accurate timeline and pricing for the changes requested.

  • Our concept plans are designed to give you everything you need to get started on your homebuilding journey without a significant commitment to a plan. We find that it is often too early to commit to a full construction set without receiving bids from contractors, information from the building department, etc. The six pages included in the concept sets will give you everything you need to ensure that this is the right design for you, and determine if any modifications are necessary. If you decide to move forward and purchase a full construction set, you will receive build-ready plans that include all of the details, specifications and information required for construction. Your concept plan purchase will be credited towards the full set.

Please note that none of our plans include structural drawings or stamps, and a structural engineer may be required for building permits. We have a network of vetted engineers and can help you with this process.
