  • Investment: $300 – $500 > Bonus: 100% of your Inspiration Set cost is credited toward your Builder Plan Set if you upgrade within 6 months.

Feasibility Studies

The biggest risks in building happen before you ever break ground. Our Feasibility Study is a deep dive into your specific piece of land to ensure your chosen design can actually be built. We look at the "boring" details so you don't have to deal with expensive surprises later.

  • What’s Included: Zoning and setback analysis, utility hookup strategy, site-slope evaluation, and a "Go/No-Go" summary report.

  • The Benefit: We identify potential "deal breakers" early, saving you thousands in wasted permit fees or site-prep mistakes.

  • Investment: $1,500

Builder Plan Sets

A Complete Blueprint for Construction

 

When you are ready to break ground, you need more than just a floor plan, you need a technical manual. Our Builder Sets are designed to be "Contractor-Friendly," utilizing traditional stick-built construction methods that local crews understand and respect.

  • What’s Included: Full construction drawings, site-specific plan integration, structural sections, window/door schedules, and detailed assembly notes.

  • The Benefit: These plans are designed for clarity and efficiency, reducing the likelihood of "change orders" and delays during the build.

  • Investment: Starting at $5,000

Owner's Representative Services

Your Expert Advocate on the Job Site

 

Building a home is one of the largest investments you’ll ever make. Our Owner’s Rep service ensures your vision is executed perfectly. We act as the bridge between you and your General Contractor, protecting your interests and the integrity of the design throughout the entire construction process.

  • What’s Included: Builder bid review and selection support, monthly site-observation calls/visits, technical troubleshooting with the crew, and final "punch-list" quality control.

  • The Benefit: Peace of mind. We speak "contractor" so you don’t have to, ensuring that the finished home looks exactly like the design you fell in love with.

  • Investment: $1,250 / month retainer or 3% of construction cost on projects over $500,000 in construction costs.

  • The Benefit: Get a "custom-feel" home at a fraction of the price of starting a design from scratch.

  • Investment: $150/hr (Fixed-price quotes available after initial consult)
