The Founder's Fund is Offsite's community driven approach to fundraising. Offsite is designed for team retreats, which is why we want you involved - you know what you need, and we're here to build it.

Offsite sits somewhere in the messy middle of Venture and Real Estate. We're hard to define, and therefore need novel capital solutions that match our risk and reward profile. We'll never achieve the scale or margins of software - it's just not possible. Building buildings is hard, relatively slow and obviously expensive. That said, it's the largest market in the world, and a tried and true asset class. We've seen many real estate companies go down the venture path only to over dilute or realize too late that they'll never meet a fund's expectations. That said, we're faster, lighter and less capital intensive than traditional commercial real estate. We leverage technology, take a novel approach to development, and can build faster and more efficiently than our predecessors. All of this means that we operate in a grey-zone, one that requires new structures for capital raising.

We're raising capital by selling fractional shares of each cabin with a minimum investment of 1/3 of a unit. You'll receive quarterly distributions from operating profits with a 12% preferred return and 10% of your investment will be allocated towards a preferred equity investment Offsite Camp, Inc., our operating company. This ensures everyone's interests stay aligned as the company grows and develops more sites, giving you potential upside on future growth.

As a founding investor, you’ll be guaranteed a complimentary cabin at one of our founders weeks, where we will gather 25 founders at Offsite for three nights of speakers, strategy and community.

 

You’ll join the founder’s community on monthly update calls throughout the development period where we’ll discuss development progress, design details, programming, partnerships, and more.
